Using Your Home Inspection Report

After the inspection, your inspector will advise you in writing whether an issue requires immediate attention, can be repaired later on or is merely cosmetic. He or she may also advise you to bring in an expert in a specific field, such as a plumber, electrician, roofer, etc. for a more thorough inspection if necessary. (Remember, the home inspector can only perform a visual inspection.)

If your home inspection report reveals defects in the property, you can use that information as leverage in your negotiations with the seller. For instance:

  • If the heating system is overdue for maintenance, you can ask the seller to have the maintenance performed (at his or her expense) before the closing date.
  • If a section of the roof needs repair, you can ask the seller to either pay for the work, or credit you the cost of the work (based on a written estimate) at closing.

You can use some, but not all, inspection issues in your negotiations. For specific advice, talk to your real estate agent, lawyer or notary.
