Questions to Ask Builders
In addition to doing your research when choosing a builder, make sure to ask the builder the following questions before signing a contract:
- Are you a professional home builder by trade?
- How long have you been in business?
- Are you a member of the Canadian Home Builders' Association?
- How many homes do you build in a year?
- What is your record of on-time project completion and customer satisfaction?
- Who are the tradespeople that work for you?
- What level of attention and service can I expect, especially after the sale?
- What kind of warranty do you offer?
- Do you have good references?
- Will you allow me to visit your worksite?
- What types of homes do you specialize in? (If a builder has always built town homes and now is designing large, custom homes, do they have the skills to do the job well and properly?)
- Have you won any awards for construction, service, design, etc.?
- What is your policy on changing your specifications? (Some builders' contracts allow them to make changes to your plans within specified parameters without consulting you.)
- Will you make alterations to suit my needs, and if so, at what cost?
- How do you expect to be paid for upgrades?
- Are you offering any specials?
- What are your policies regarding delays in construction? How many times can you delay? How far in advance will you notify me? (Construction delays can become an issue if you've sold your current home and your new home isn't ready for occupancy.)
