Building Your Own Home

You'll have opportunities to save money throughout construction. As your home goes up, ask your contractor and subcontractors if there are ways you can keep your costs down.

Constructing Your Home

Home construction generally follows these four phases:

  1. Foundation. The lot is excavated. Plumbing, heating and electrical trades perform any work necessary before the footings and foundation are poured and backfilled.
  2. Framing. Walls are framed, the roof goes on, and some heating, plumbing, and electrical work is done. Windows and doors are installed.
  3. Exterior. Garage doors are installed and brick, stucco or siding is applied. Soffits and gutters are installed. The driveway and garage floor are prepared.
  4. Interior. Your house is pre-wired for alarm systems, cable, etc. Insulation and drywall are completed. Finishing (cabinetry, flooring, painting, tiling, plumbing, mouldings, light fixtures, etc.) are all completed.

Your general contractor (if you have one) will call in building inspectors to ensure specific steps meet code along the way.

IMPORTANT:

Throughout the construction process, it is necessary to have insurance in place to guard against any liability. Ask your contractor about his or her insurance coverage, and ask your insurance company or broker if you should protect yourself with additional coverage.
