Services Your Home Inspection Covers
Typically, a professional home inspection will cover the following services:
- Evaluating the condition of the roof, foundation, insulation, beams, gutters, bricks, siding and caulking
- Fully testing and examining the plumbing, heating, ventilation, air conditioning and electrical systems
- Identifying any evidence of leaks, moisture accumulation, rot or faulty workmanship
- Evaluating the condition of flooring, ceiling, walls, windows and doors
Areas your home inspection will NOT cover, include:
- Any items behind walls or under the floor. Home inspectors are limited to visually inspecting the property. They are not allowed to damage the home in any way during inspection.
- Inspection of any wood-burning appliance unless the inspector is certified to do so. This will add time and cost to your inspection.
- For safety and insurance reasons, an inspector is not required to climb up onto a roof to inspect it. Your inspector will examine the roof from ground level. (Binoculars are part of any good inspector's tool kit.)
Be involved in your home inspection.
Accompany your inspector as he or she examines the home. If you're a first-time home buyer, you'll probably be amazed at just how much your home inspector will look for-and you'll be glad for it!
You can learn much about your prospective new home by taking part in the inspection. Feel free to ask questions, even about items not covered in the home inspection report. Listen carefully and take notes.
