Buying a Home from a Builder

Should You Buy from a Builder?

Take a minute to weigh some of the pros and cons:

Pros Cons
Get all the features you want, where you want them. Working from builder-supplied choices, you'll define the look and style of your home, minimizing the need for future renovations. You probably won't have as many choices for certain materials, flooring, fixtures, etc. as you would if you built your own home.
Your home will be built to last. Using the latest techniques and materials, builders today are erecting solidly constructed, energy-efficient homes. Some builders' contracts allow them to make changes to your plans within specified parameters without consulting you.
Builders understand the contemporary buyer's need for living space, ample storage and thoughtful floor plans. New homes are often located on smaller lots than older homes.
Your home may be located in a modern neighbourhood where families enjoy a balance of private and public spaces. Even after viewing a model home or floor plans, you may have trouble visualizing how the interior of your home will look and how it will sit on your lot. (With a resale home, what you see is usually what you get.)
You'll know who did all the work on your new home. If you're one of the first buyers in a new neighbourhood, you may have to deal with construction noise for several months-or years.
You'll typically have a new home warranty to protect you for a period of time.
Your builder will clearly outline your home costs to help you budget accurately before construction begins.

If buying from a builder is the right option for you, learn about the important first step of choosing a builder.
