Getting Help Selling Your Home
If you choose to be your own realtor (and even if you don't), you have a number of external resources you can call on for help and advice when selling your home:
- Real estate lawyers (notaries in Quebec). Whether or not you employ a real estate agent, having a lawyer/notary review documents will ensure that your interests are fully protected. If you're selling your home yourself, a lawyer/notary can relieve you of the legal responsibilities associated with the sale. They can help either draw up the sale agreement or review an offer to ensure your interests are protected.
- Your banker. He or she can provide you with financial strategies to make your home more attractive to potential buyers. They can tell you if your mortgage can be assumed by a purchaser or if you can "port" your mortgage to your new home.
- No-commission or flat-fee real estate services. This new type of firm is gradually gaining acceptance in some urban centres and can offer you help selling your home.
- Home-selling kits. You can purchase kits online or at some home improvement and hardware stores. These kits can include training materials, lawn signs, advertising models for brochures and print media, financing information, legal documentation, Internet exposure and more.
No matter whose help you enlist, make the most of their expertise and involve them early on to avoid unexpected obstacles.
