But first, you need to decide&nbsp;<a href=\"https:\/\/www.rbcroyalbank.com\/en-ca\/my-money-matters\/goals-aspirations\/travel-and-cross-border\/buying-or-refinancing-a-us-property\/how-to-rent-your-u-s-home-the-ultimate-guide-for-canadians-with-u-s-property\/\" data-dig-id=\"LP-57722-1044022e\" data-dig-category=\"LP\" data-dig-action=\"link click\" data-dig-label=\"how to rent out your U.S. home\" class=\"rbc-link-format\">how to rent out your U.S. home<\/a>. You couldn\u2019t plan a spur-of-the-moment trip, for example, if the home is already rented for the weekend.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Choose an appropriate rental rate<\/h2>\n\n\n\n<p>Renting out your U.S. home comes down to numbers \u2014 you want to charge enough to make renting profitable, but you don\u2019t want to alienate would-be renters by pricing the property too high.<\/p>\n\n\n\n<p>Nailing down the rental rate can be tricky with a U.S.-based home if you\u2019re not familiar with the local vacation rental market. There are two ways you can approach the challenge:<\/p>\n\n\n\n<ul class=\"wp-block-rbc-list default is-style-blue-disc\">\n<li class=\"wp-block-rbc-list-item\">\n<p>Check out rental sites like Airbnb, VRBO and HomeAway to compare rental rates for home listings similar to yours<\/p>\n<\/li>\n\n\n\n<li class=\"wp-block-rbc-list-item\">\n<p>Connect with a local realtor or vacation property management company who is knowledgeable about rental rates in the area<\/p>\n<\/li>\n<\/ul>\n\n\n\n<p>Remember to factor seasonality into your rates as well. If your vacation home is on the coast, for example, it might make sense to adjust your prices higher in summer to cash in on seasonal peaks. Alternatively, some Sun Belt communities are booming in the winter months to cater to the needs of Canadians fleeing the freeze. And many resort communities are a pretty hot market year-round.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Plan Ahead for Taxes<\/h2>\n\n\n\n<p>You live in Canada and pay taxes in Canada, but you may also be on the hook for taxes in the U.S. when renting out your U.S. home. The&nbsp;<a href=\"https:\/\/www.irs.gov\/newsroom\/know-the-tax-facts-about-renting-out-residential-property\" target=\"_blank\" data-dig-id=\"LP-57722-2b49a2e1\" data-dig-category=\"LP\" data-dig-action=\"link click\" data-dig-label=\"Internal Revenue Service\" rel=\"noreferrer noopener\" class=\"rbc-link-format\">Internal Revenue Service<\/a>&nbsp;specifies that you have to pay income tax on rental income if you rent your home out for more than 15 days per tax year.<\/p>\n\n\n\n<p>You\u2019ll need to apply for an&nbsp;<a href=\"https:\/\/www.irs.gov\/individuals\/international-taxpayers\/taxpayer-identification-numbers-tin#itin\" target=\"_blank\" data-dig-id=\"LP-57722-b5f2ec1e\" data-dig-category=\"LP\" data-dig-action=\"link click\" data-dig-label=\"Individual Taxpayer Identification Number\" rel=\"noreferrer noopener\" class=\"rbc-link-format\">Individual Taxpayer Identification Number<\/a>&nbsp;to file taxes on rental income. The good news is you may be able to deduct certain rental property expenses, including:<\/p>\n\n\n\n<ul class=\"wp-block-rbc-list default is-style-blue-disc\">\n<li class=\"wp-block-rbc-list-item\">\n<p>Upkeep and maintenance costs<\/p>\n<\/li>\n\n\n\n<li class=\"wp-block-rbc-list-item\">\n<p>Fees you pay to a property manager, if you use one<\/p>\n<\/li>\n\n\n\n<li class=\"wp-block-rbc-list-item\">\n<p>Fees paid to contractors, plumbers, electricians and other repair service providers<\/p>\n<\/li>\n\n\n\n<li class=\"wp-block-rbc-list-item\">\n<p>Property taxes<\/p>\n<\/li>\n\n\n\n<li class=\"wp-block-rbc-list-item\">\n<p>Advertising costs to market the home<\/p>\n<\/li>\n\n\n\n<li class=\"wp-block-rbc-list-item\">\n<p>Travel costs to and from the property if they\u2019re necessary to rental activity<\/p>\n<\/li>\n<\/ul>\n\n\n\n<p>Consider reaching out to a tax pro who specializes in cross-border planning for more guidance on handling this part of renting out your U.S. home.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Cover your insurance bases<\/h2>\n\n\n\n<p>There are two insurance issues to handle with renting your property, both in the short- and long-term:<\/p>\n\n\n\n<ul class=\"wp-block-rbc-list default is-style-blue-disc\">\n<li class=\"wp-block-rbc-list-item\">\n<p>Coverage for the property<\/p>\n<\/li>\n\n\n\n<li class=\"wp-block-rbc-list-item\">\n<p>Personal liability coverage for yourself<\/p>\n<\/li>\n<\/ul>\n\n\n\n<p>A homeowner\u2019s insurance policy may be sufficient to cover things like fire and wind damage. If the home is in an area that\u2019s prone to hurricanes or heavy rains, you may want to \u2014 or be required to \u2014 have additional flood insurance.<\/p>\n\n\n\n<p>Personal liability insurance covers you if one of your tenants \u2013 or one of their guests \u2013 gets hurt on the property. This can also be included in a homeowner\u2019s policy but it\u2019s wise to talk to your insurer about exactly what\u2019s covered and what\u2019s not.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Find the right renters and get it in writing<\/h2>\n\n\n\n<p>Once you\u2019ve worked out the financial side of renting your vacation home, it\u2019s time to find tenants.<\/p>\n\n\n\n<p>The easiest option may be listing the property on a vacation rental website. You can screen potential tenants by conducting a brief interview via email or over the phone so you know who\u2019s going to be occupying the house. This is also a good opportunity to spell out the ground rules for things like:<\/p>\n\n\n\n<ul class=\"wp-block-rbc-list default is-style-blue-disc\">\n<li class=\"wp-block-rbc-list-item\">\n<p>How many people are allowed to occupy the home<\/p>\n<\/li>\n\n\n\n<li class=\"wp-block-rbc-list-item\">\n<p>If smoking is allowed on the property<\/p>\n<\/li>\n\n\n\n<li class=\"wp-block-rbc-list-item\">\n<p>What areas of the home may be off-limits<\/p>\n<\/li>\n\n\n\n<li class=\"wp-block-rbc-list-item\">\n<p>Specific homeowners association rules that apply to the property<\/p>\n<\/li>\n\n\n\n<li class=\"wp-block-rbc-list-item\">\n<p>Whether pets will be allowed<\/p>\n<\/li>\n<\/ul>\n\n\n\n<p>You could hire a rental property management company to handle screening tenants for you. There\u2019s a fee, of course, but it might save you time and headaches.<\/p>\n\n\n\n<p>The last step is locking down the details on your rental contract. You may draft one contract for short-term renters and one for long-term renters; either way, this document should include the terms of the rental agreement. For example, you might want to have a clause in place specifying what security deposit is required or what may be refunded to the renter if they cancel on short notice.
